昨天才被投资房产的抢了房子,bid above the listing price with 50% downpayment

    I meant to say that normal home owners won't sell in this market, which will reduce the inventory. I cited Feb data because it is the first time in months that we see foreclosure rate dropped, there will be up and down but I take it as a sign that things are turning a little bit.

For SV, that's a different story.

Typically, people or their parents paid off their house year ago, and keep their very low tax bases.

If they re-sell the house, tax base will get reset which it is a lot higher.

In these cases, people likes to rent it out than sell it.

It doesn't matter, banks have lots REOs. which will flood market once they release it.

If you know the fact that REOs sales weights about half of total sales. you know what I mean.

I got tired you use some extreme cases against my broad market cases.
You can always found some corner cases, but are you that lucky guy?

I dont' think your data is correct too.

    Not me, the $99 single house is the real corner case. The data I posted here are also measurement of the broad market. The news stories, by definition, have to be isolated single cases.

Listing Price means nothing。

If listing price is lower than fair market by 40k, so the sale price is above listing price by 20k, actually it is 20k discount.
